Median home prices in metro Phoenix were flat overall in 2025, but some areas — including Apache Junction and central Phoenix — saw double-digit increases.
Other parts of the Valley, including Desert Ridge in north Phoenix and north Glendale, posted double-digit price drops.
Tina Tamboer, senior housing analyst with the Cromford Report, said some parts of the Valley are definitely doing better than other areas farther out.
But overall, “the housing market is pretty much treading water,” she said.
Metro Phoenix’s median price ended 2025 at $450,000, exactly what it was in December 2024, according to the Arizona Regional Multiple Listing Service. The median Valley home price remained a flat $450,000 through February, too.
While the Valley’s housing market was strongly in favor or buyers during much of 2025, it has shifted to sellers or balanced markets in two-thirds of Phoenix-area cities.
Goodyear, Surprise, Queen Creek, Maricopa and Buckeye are the only Phoenix-area cities that still have housing markets favoring buyers, according to Cromford.
Both affordable and pricey Valley neighborhoods were in the top five for rising prices last year.
Where Phoenix-area home prices are climbing the most
The affordable ZIP code 85120 in Apache Junction posted a 40% increase in its median to $70,000 during 2025, according to ARMLS. The East Valley area on the Maricopa County side of the zip is in the shadow of the Superstition Mountains and home to many mobile home parks.
ZIP code 85007, just west of downtown Phoenix, saw its typical home price climb 29% to $493,500 last year. The area is home to some historic neighborhoods.
The median home price in the north central Scottsdale area ZIP code 85258 increased 28.7% to $1.1 million.
Rio Verde’s typical home price in ZIP 85263 climbed 18.1% to $838,405. The northeast Valley area had water problems during the past few years, but a new EPCOR water station opened on Jan. 1 easing the issue.
Central Glendale’s affordable 85301 ZIP had a 17.6% increase in its median to $320,000 in 2025.
Where metro Phoenix home prices fell the most
The median home price in north Phoenix’s Desert Ridge ZIP code 85054 plummeted 24.6% to $653,990 in 2025.
ZIP code 85306 in north Glendale saw its typical home price fall 12.4% to $390,000.
Phoenix’s Arcadia area in ZIP code 85018, just south Camelback Mountain, saw its median price decline 11.8% to $900,000.
Downtown Phoenix, where many new high-rise condominiums have gone up during the past few years, had a 10.7% drop.
The median home price in the south Tempe neighborhood located in ZIP 85282 fell 10.5% in 2025.
Central Tempe ZIP code 85288, which crosses over Tempe Town Lake, also had a 10.5% drop in prices. Its median was $364,000 at the end of 2025.
